Journey To The West: Here’s Why The Arden Is A Sought After Gem

As previously mentioned in our last article, this post-cooling measures period might just be the epic time for property hunting. We, over at Live A Home SG, have been getting lots of buyers asking if this is a good time to buy or to wait. If only we have a crystal ball, isn’t it?

Let’s look back at the analysis of price trends after the July 6, 2018 cooling measures – prices were relatively flat over 2 quarters before resuming their growth. Since then, prices have been on an upward trend and appreciated by 16.8% as at the end of 2021.

As a matter of fact, the first major project launch in 2022 at Belgravia Ace saw more than 70% of its 107 units snapped up on the first day. And this comes after last December’s cooling measures!

This might be indicative that buyers aren’t waiting for the dust to settle before entering the market. Most likely they recognise a perfect opportunity to buy early before prices soar further and the looming interest rate hikes as indicated by the USA Federal Reserve. If history repeats itself, it’s highly possible that H1 2022 is the best time for buyers to enter the market before prices start to increase for the rest of the year.

Journey to the West

The West and Northwestern regions of Singapore have been demonstrating robust interest and unabating growth within the mature estates located in Districts 21 and 23. Needless to say, we over at Live A Home SG are quite exhilarated with the potential in the West – this is quite evident in our recent Facebook Livestream, with our founder Kelly spilling lots of golden nuggets of wisdom!

Let’s talk about location – the West Region certainly has lots to offer in terms of schools, proximity to work hubs and amenities. Shall I say that the West Region is well renowned for established schools – from primary all the way to tertiary levels. Primary schools such as Nan Hua, Pei Tong, ACS (I), NUS High, NUS, UWC, SIngapore Polytechnic, Ngee Ann Polytechnic, the list goes on. Biopolis, Fusionopolis and One-North are also a stone’s throw away, with bustling Jurong East estate in the neck of the woods.

The Arden came to our attention at Live A Home SG because of the current availability of larger floor plans of 3 Bedrooms and above (as of the time of this writing). With much more emphasis on spacious living, many larger units do get snapped up fast, evident by 3 Bedder and 4 Bedder being fully sold out at Clavon. Clavon is a new development in District 5, right next door to The Arden in District 23.

This is a 99-year leasehold residential low rise residential project with 3 blocks of 5-storey buildings consisting of only 105 units. As compared to bigger developments, this is a rare boutique development with a focus on quality rather than volume. Location

The Arden, located at 2 Phoenix Road is 10 mins walk/2 bus stops away from Bukit Panjang MRT (Downtown Line), meaning you can reach the CBD area in less than 45 mins. Needless to say, Junction 10, Hillion Mall and Bukit Panjang Plaza are all approximately 10 mins away, Beauty World MRT is only 3 stops away and Orchard MRT is 9 stops away (via the TEL line launching in 2022), so this place isn’t as “ulu” as you might perceive.

Teck Whye Primary and West View Primary Schools are situated less than 1 km away, although these aren’t the known elite schools, but CHIJ Our Lady Queen of Peace is less than 2 km away. There’s a plethora of primary schools (if you aren’t too particular about the getting your kids into prestigious schools) such as Beacon Primary, Bukit Panjang Primary, Choa Chu Kang Primary, etc. within the 2km radius.
