This is one of my special clients who bought their first home with me when they took their PR in 2015. When they bought their first 4 room HDB, they were struggling with choosing a good property which was within their budget given they had to cater for hefty sums of cash for ABSD. Also, they have seen themselves having issues with down payment due to limited CPF OA plus it was a COV market then which further added to their stress level.

By fate, our relationship continued after the sale. Fast forward 5 years later, they decided to upgrade their property. With one partner being more conservative, it was hard to progress into asset progression as he was concerned about the downpayment and reluctant to take the first leap. We took a step back and held space for them until 1 more year later, they are both ready. Which happened to be a great time for upgrading as prices skyrocketed due to covid. 

Within 2 weeks, we prepared the house for sale. We suggested painting and doing a thorough decluttering before doing the open house. It was a success! The house was sold within 1 week and they felt accomplished. 

The next part was the shopping for the next home for both investment and own stay. This is where the pressure came on as both partners have differing views on which place to stay and buy. We sat down, revisited our affordability and scale down on the current available options thoroughly. By doing so, they felt assured as they did not want to feel they have rushed into any purchase recklessly. 

We also planned the enter and exit strategy carefully so as to know long we need to hold on to the property before progressing to the next. I showed them our thorough research on every shortlisted area and assessed which is the safest purchase to go into. Finally, we also tally with the rental rates so as to allow for the mortgage to be self financed by rental if possible. Things went tremendously well. They selected their investment property within the next two weeks. 

As for the own stay property, we took a slightly longer time as this involves feedback from their parents (since they will be staying with them as well). There were concerns about space and convenience like most people. So we ensured the property selections are within all of their lifestyle. It was not an easy feat as we needed to consider transport, school and traveling time. Most importantly, the price point. It has to be something affordable. When finally they shortlisted one property, it was extremely tough to negotiate as the seller was not in a rush. The negotiation took 3 days and finally, we managed to secure the property by carefully strategizing with the agent on how to have “wins” on both sides. It worked and we have gotten a happy buyer and happy seller! 

It was the most satisfying moment as I know I have finally helped them to navigate this complicated process of asset progression smoothly. It came to a point that Ashwini became so motivated to empower her friends and family until she now enters into the Real Estate Industry. Being part timer, she has helped more than 2 families every month and I am indeed very proud of her accomplishment.

Although 100% of my client’s portfolio has seen positive gains in their property purchases. We sat down to troubleshoot the situation and how we can work on moving forward. As the unit was tenanted, the condition was terrible. This impedes the sale tremendously. We got alternative lodging for the tenant and redo the entire unit into a home. Things we did involved deep cleaning, painting, decluttering, home staging, storage services and finally video tour. It was a full suite of services provided to ensure we sell it with minimal losses.

We DID IT! Within 3 months, we managed to sell the property and helped my client secure a good price for that. This saved her from all the pressure and she was extremely happy. Since she now regained confidence in her property journey, I was tasked to sale her own stay unit as she wants to upgrade to a larger size. Within a span of 3 months, we also managed to sale it at a slightly higher than market price. Cat was extremely impressed.

Kelly was professional throughout the whole housing buying process, answering to my questions whenever I have them.It was the first home for my partner and I so it took quite a long time for us to find a flat that we were pleased with as we had an idea of what type of floor plan we wanted and the market at the time did not really had those choices.
